How important is location when selling a home?

 

“Location, location, location.”

 

It is probably the most repeated phrase in real estate.

And in many ways it is still true.

 

Location remains one of the most important factors in determining the value and liquidity of a property.

 

However, reducing everything to location can oversimplify a market that has become increasingly complex over the years.

 

Today location still matters enormously — but it is no longer the only factor shaping the outcome of a sale.

 

 

A more complex concept than it appears

 

When people talk about location, they often refer simply to the town or the neighbourhood.

 

In reality, the concept is much more nuanced.

 

Even within the same area, micro-locations can vary significantly:

    •    a quiet street versus a busy one

    •    better natural light exposure

    •    open views instead of facing buildings

    •    proximity to services, the sea or the historic centre

 

Two homes located only a few hundred metres apart can have completely different perceived values.

 

 

The one thing that cannot be changed

 

Another interesting aspect of location is its permanence.

 

Many aspects of a home can be improved:

    •    renovations

    •    redistribution of spaces

    •    better presentation through home staging

 

Location, however, is the only element that cannot be modified.

 

For this reason, properties located in particularly attractive areas tend to maintain their value over time.

 

 

When location alone is not enough

 

There are many situations where a great location alone does not guarantee a quick sale.

 

It is not uncommon to see properties in excellent areas remain on the market for months.

 

Possible reasons include:

    •    an unrealistic asking price

    •    weak presentation

    •    poor marketing strategy

    •    inefficient layout

 

Location creates potential — but it is the sales strategy that transforms that potential into results.
